We thought we knew the Canberra market and could do the research ourselves, but once we really started looking we realised there are too many variables to know everything without expert help.

With the average buyer taking nine months to find and purchase their property, there’s a lot of wasted time. Getting up to speed with the market, looking on Allhomes every lunch hour and evening, researching sales, inspecting potential properties, planning travel routes, attending auctions, tracking auction results, speaking with countless real estate agents, conversations with your significant other to make endless decisions from which ones to inspect right through to how much to offer, and on top of it all, keeping track of all of this without forgetting which property was which - it’s exhausting. Wouldn’t you much rather be doing something else with your time? I hear buyers say they are frustrated by how long it all takes, and to make matters worse they’ve wasted so much time looking in the wrong place to start with, only to regroup and start all over again as they learn along the way.

Buying property involves a steep learning curve that consumes your time and energy.

The Guided Search service allows you to work smarter, not harder. It will give you direct, explicit advice to help you find the right property in a much shorter timeframe. I noticed that clients would come to me with a property in mind that wasn’t suitable for their budget, and so with this service I’m able to point you in the right direction at the outset and make the search phase far more enjoyable and realistic for you.

Once you’ve identified a property, the fun really begins. I’m here for you to discuss its suitability, and as part of this service I’ll step in to bid on your behalf and/or negotiate to secure it for you at the best possible price and terms. So basically, you’re only paying for what you actually need out of a buyer’s agent - you’re here on the ground to handle the rest. If you’d like a little extra help, there’s always the Full Search service option to consider. Or if you’ve already found the ideal place, I can help a little less - it’s all about finding the right fit for your needs.

The biggest lesson we learned along the way was that enthusiasm, hope and a decent budget aren’t always enough, and that research, experience, and a little extra investment in a different area —hiring Claire — can vastly alter things in your favour.
