Auction Advisory

When you’re facing the prospect of an auction, you’ve got one chance to get it right. Enlisting an experienced professional to gain a competitive advantage makes complete sense. Auctions are carefully crafted to hijack your rational brain and elicit an emotional response. Even the most level-headed buyer can fall prey to the auction stage when all eyes are on you, pressuring you to make a decision in the heat of the moment. You don’t need nerves of steel - you need a calm, experienced buyer’s agent with objective detachment on your side. Delegate the bidding and focus instead on chilling the champagne. Find out more.

Investment/Hybrid

If you’re after a investment property or perhaps a home that needs to serve a dual purpose across both investment and personal residence, we hear you. Canberra has some unique quirks that investors need to be aware of. Undoing mistakes is costly, both financially and in opportunity cost terms. Making a sound investment is much easier to achieve with quality local insights in your corner before you commit. Find out more.

ADF relocations are our specialty

Whether you’ve just received your posting order or it’s simply time to move into your own place and access your DHOAS benefits, we can make your purchase here in Canberra an easy and painless one.

If you’re posted to Canberra and don’t have the time or inclination to layer in house-hunting to your already busy schedule, our end-to-end service allows you to delegate the task to a local professional. We love helping ADF members to secure the best home and area to suit all members of your household to enjoy.

Our service begins with a detailed discussion to establish our left and right of arc, which forms the basis of our property brief with you. Whether it’s been a while since your ADFA years or you’re somewhat familiar with the Canberra ‘burbs, we’ll use our long-standing networks across town and neighbourhood insights to scour the Canberra market, sourcing quality properties that best meet your budget and criteria. You’ll receive comprehensive 360-degree inspection footage together with full property analysis and detailed assessment of each option. As your eyes and ears on the ground, it’s our task to point out all the pros AND cons of each property to ensure you have full transparency and true-to-life, unedited visuals before making your decision.

We can help you understand your eligibility for HPAS, HPSEA and DHOAS and we’ll handle the game-playing of dealing with sales agents to translate what they’re really saying to provide you with a painless and straightforward transaction.

Frequently Asked Questions

  • Our services cover property purchases, not rentals.

  • No. Having done the research, we’re best placed to carry out the negotiations to secure the property at the best price and with the most advantageous terms. We know the local agents and have extensive experience in negotiations.

  • Yes. However, compared with the strategy of how, when and by how much to bid - all of which is informed by the necessary research done before the auction, it’s perhaps a decision to give further thought. The biggest advantage our clients have is the fact that we’re representing them having done all of the preparation to fully inform them of a realistic purchase price, a sensible upper limit, and to employ an appropriate strategy to purchase the home. Turning up and reading the room is a relatively small part of our auction process as much of the heaving lifting is done before auction day. While it may be seem fine to simply have us 'show up' for you, it's unwise to go into the auction without considerable preparation. Whether you're spending $300,000 or $3m, getting it wrong can equate to spending thousands of your hard-earned money unnecessarily. At auction, there’s no second chances. Having said that, if you are absolutely sure you’re happy with your own research we can offer a bid-only service.

  • Our fees are fixed in nature; we operate on a fee-for-service model. We don't charge a commission and only receive income from clients.

Each service is designed to provide the resources required to secure your ideal property in the most cost-effective way. Not everyone will need the full search level of assistance, and that’s completely okay. The aim is to help you as much as you need in order to purchase your ideal property. In some instances, our fee is broken into two parts; an upfront engagement component, with the final payment due only once you have purchased a home.

Please contact us for more information, and we can advise you of the fees relevant to your needs.

  • Each client is different, so the short answer is “it depends”!

Feel free to reach out and you’ll receive a detailed outline of the scope under each service. As for a typical day, there's ongoing phone calls and emails with clients, agents, solicitors, mortgage brokers, valuers, plus attending on- and off-market properties to undertake inspections, writing up reports, analysing and interpreting data and market trends, preparing offers, negotiating back and forth, driving around town - it's more than a full time job in itself, which is why there’s a team here to help you.

A buyer’s agent allows you to delegate the entire task together with the associated stress, leaving you free to get back to your busy schedule.

  • There are a range of articles available on this site, with new topics added on an ongoing basis. The peak body within Australia for buyers agents, the Real Estate Buyer’s Agents Association (REBAA for short), also have a website with information to assist buyers.

  • Great! To get started, contact us and share what you need. We can be underway in a matter of hours, pending availability. As for the purchase - it depends on what you require. The fastest search took a mere two days, and they moved into the property the following week, rent-free, prior to settlement. Please note we cannot accept clients with overlapping briefs due to the conflict of interest this would entail.
